the right way

A deadbolt is only as strong as the hole it was bored into and the plate it throws into. In Fonthill we install new deadbolts on doors that have never had one, replace worn units on doors that have, and set the strike so the bolt slides home without lifting or leaning on the door.

2021 census: what it means at the door

Every square is one home in a hundred.

  • 47 in 100 homes · mixed ages
  • About 47% of homes in Pelham were built in 1980 or earlier, according to the 2021 Census.Where housing ages are mixed, some homes have never had a deadbolt and others have two. The visit starts with a look at what is already there, and the recommendation might be adding a lock on one house and simply tuning it on the next.
  • Single-detached houses make up about 83% of homes in Pelham (2021 Census).Detached homes are exposed to weather on every side, so exterior locks see rain, salt and freezing air directly. Choosing hardware with a good finish and a cylinder that tolerates cold, then lubricating it properly, keeps every door turning through winter.

Every high security installation ends with a walk-through: how the new key feels, how the bolt seats, where the keys are numbered, who is on the authorisation list. You should leave knowing exactly what was fitted and how to manage it.

Good questions about locks

How long does a business lockout take?

It depends on the hardware and what else is wired to it. A standard storefront cylinder or office lever on a well-hung door is often a short job once authority is confirmed. A high-security cylinder, a frozen lock, a dropped door or a dead access controller adds time, and so does rekeying several doors afterwards. The locksmith gives you a realistic idea on the phone once you describe the door and the situation.

Is the lock that was forced still usable?

Sometimes, and the locksmith tests it honestly. A deadbolt that stayed thrown while the frame gave way may be undamaged, though a kick can bend the bolt where it crossed the gap or crack the housing. A cylinder that was twisted, drilled or punched is finished. Reused hardware must operate as smoothly as new with the door open and closed; if it hesitates, it is replaced, because a lock that took a blow tends to fail at the worst moment.

Why does the inside of my fireproof safe feel damp?

A fire-rated interior works by sealing tightly, and that same seal traps ordinary household humidity over time with nowhere to go. Opening the door for a few hours every few weeks lets trapped air exchange with the room, and a desiccant packet inside absorbs moisture between those openings if it is refreshed on schedule. A musty smell or a soft-feeling document is the interior telling you it needs airing out.

Do high security locks need special maintenance?

Only light care. Use the dry lubricant the locksmith recommends once or twice a year, never oil, which gathers grit around the finger pins and sidebar. Keep the keyway free of debris and insert the key fully before turning. In winter, warm a resisting key in your hand or use a de-icer rather than forcing it. Check hinge and strike screws each season so the door stays aligned. Treated this way the cylinder lasts for decades.
